
Our design of CitySpace Novo flex office in Warsaw wins this year’s edition of the prestigious European Property & Hotel Awards. This unique interior design project was recognized in the Office Interior category for Poland.
International Property Awards is one of the most renowned industry competitions; the awards are given for exceptional achievements in architecture, interior design, and real estate. They have been awarded annually for over 30 years. European Property Awards is the European edition of the competition.
Our award-winning project comprises 2,800 square meters of CitySpace Novo serviced office space, located on two floors in Warsaw’s city center.
— We are particularly pleased that the competition jury appreciated the non-obvious uniqueness of this project — says Katarzyna Miastkowska, CEO and founder of Fruit Orchard. — We proved that it’s possible to rearrange an office layout, create a completely new design, while recovering and renovating some of the cost-intensive elements we found in the interior. This required mutual trust, close collaboration from the entire team, and optimization of finishing elements while maintaining a clear vision and design quality.

— We are proud that the Novo project has been recognized in such a prestigious competition. This is a success not only for Fruit Orchard, but also for the entire CitySpace team, who believed in this concept from the beginning — says Rafał Mazurczak, Managing Director of CitySpace. — Novo was created under the motto “Quiet center of a loud city” and this idea guided us from the start. We wanted to create a space that really and symbolically connects different parts of Warsaw and surrounding towns in the region – through location, infrastructure, and interior design. The prestigious award confirms that these ambitions have been realized.


One of the project’s most distinctive features is the commissioned artwork program. Artist Marlena Stawarz created 159 unique paper artworks specifically for the space, transforming corridors into gallery-like experiences while reinforcing the Warsaw district theme throughout the office.

Each artwork, created in the color palette chosen for this project, references the architecture of Warsaw’s districts.
— This wasn’t a decoration added at the end of the process, but an integral part of the concept from the first sketches. Marlena’s art, based on physical cutting and sculpting forms from paper, became a manifesto of authenticity and local character that we wanted to give CitySpace Novo in times dominated by AI-generated content — adds Kasia Miastkowska.
